The new year always brings airs of change, the beginning of new stages, and the need to make decisions that for certain circumstances of life we have postponed for a while.

Is renovating your home one of your New Year’s resolutions? If so, here are some home remodeling tips to avoid overspending.

We hope you find them useful to sidestep too many surprises during the remodeling process!

1. Do not hesitate to make a decision: If you want your remodel project to go smoothly, the best thing to do is to make any and all decisions before work begins. A good builder can explain the list of situations that may arise on your job, but decisions about situations are not usually the ones that cause delays.
Instead, most problems are related to decisions like paint color, trim, tiles, and cabinet selection. These may seem like little things, but when the cabinet is late, the workers’ date needs to be changed and this is how it begins.

2. Keep your mind the same (as much as you can): While it’s inevitable that you will change your mind about something on your project, know this: every time you change your mind, a change order will occur. Although the change may seem minor, there are always additional costs, even if it’s just the time spent discussing the change.

3. Work with 3D Rendering in every remodeling project: When we talk about home remodeling tips to avoid overspending, we can not fail to bring the benefits of working with 3D Renders. It reduces costs, provides a very realistic view of what we want to do in the house, and also allows us to have active participation in the design process.

4. Always work with a contingency fund: If you find that the job you wanted to do costs more than you expected or budgeted for, you’re in good company. It’s almost unheard of for a person to set a realistic budget for a project. But don’t use up your contingency to stretch the budget. If you follow rule number one and make all decisions ahead of time, you can probably get away with a 5% contingency if you have a good general contractor.

5. Always work with a design: Some projects require an architect, some require an interior designer, and sometimes a talented builder will pick up on your aesthetic and help you come up with a good plan.
